Gas safety

It is a legal requirement for landlords, that all gas appliances in a tenanted property must be checked for gas safety every 12 months or when a new tenant moves in. This included chimneys, flues and appliances, and these check must be carried out by a Gas Safe engineer.

  • To work to Gas Safe (Corgi Registered) regulations, putting your safety first.

We will carry out the required safety checks on all the gas appliances and issue you with a Landlord Gas Safety Record Form/certificate which must be given to the tenant in the property and especially to new tenants before they are about to occupy any premises. This is not a pass or fail certificate but one that informs you of the state of the gas appliances and pipework. With your permission, we will then undertake any remedial work necessary to bring the property into compliance with current Gas Safety legislation and supply you with a Certificate when the work is completed.

Landlord’s Gas Safety Record

As a landlord of residential property, you are required by law to get a Gas Safe registered engineer to do an annual gas safety check on all gas appliances – and it’s the results of these checks that are recorded in your Landlord Gas Safety Record. You’ll receive a copy, and you’ll need to provide a record of this check to a new tenant before they move in, or to existing tenants within 28 days. You should keep the record for at least 2 years.

In your record, you will find:

  • A description and location of each appliance or flue that was checked
  • The name, registration number and signature of the engineer who made the checks
  • The date the checks were carried out
  • The address of the property where the appliances or flues are installed
  • Your name and address (or an agent’s where applicable)
  • Information on any safety defects and actions needed or taken to fix them
  • The results of all operational safety checks carried out on the appliances
